This is an industry service, not a consumer one.

Property owners do not book here. They engage a compliance company, a managing agent, or apply to their council — and that party books the assessment.

You are lodging the application on the owner's behalf. Book the assessment, receive the evidence pack, submit. No field team to employ or manage.

How allocation works

Same rate card, same queue, same assessors.

The rate card is published and it is identical for every company that books. The fee scales with the property — a two-bedroom apartment is not a ninety-room hotel — but it never scales with who is booking or how much work they send.

STRCAS does not advise owners and does not lodge applications. It has no book of clients to protect and nothing to gain from one company's application over another's. That is not a promise about our conduct — it is a description of what the business is allowed to sell.

What comes back to you.

A structured evidence pack, formatted to support a lodgement — not a narrative report you have to rewrite.

  • Photographic record against a fixed schedule of items
  • Certificates captured — electrical, gas, fire and others as applicable
  • Completed checklist for that property type and jurisdiction
  • Measurements and property details where the standard requires them
  • Gaps flagged — what is missing, expired, or could not be produced on the day
  • Assessor identity, accreditation number and timestamp on every submission

The assessor makes no determination. They record what exists and flag what is absent. Whether the property passes is decided by the auditor the council appoints — which is what keeps the pack credible when you lodge it.

You rate the assessor afterwards. Punctuality, communication, professionalism and thoroughness. That rating governs their future allocation and their accreditation — which is how the standard stays high across the whole network.

Coverage

Built province by province.

The network is being recruited and accredited area by area, ahead of registration frameworks coming into force. Coverage is deepest where the first frameworks are landing.

Western Cape

Cape Town metro, Atlantic Seaboard, Winelands and Garden Route. Deepest coverage, and where the first regulatory frameworks are furthest advanced.

Gauteng & KwaZulu-Natal

Johannesburg, Tshwane, Durban and the North Coast. Recruitment underway.

Rest of South Africa

Eastern Cape, Mpumalanga, Free State, Limpopo, North West and Northern Cape. Assessors accredited on demand by area.
